Gurgaon apartments come with fixed shear walls, service shafts and a carpet area that rarely matches the brochure. Most quotes in Gurgaon are quoted per square foot, which hides more than it explains. Two homes of the same size can differ by 60% on final cost, and the difference almost always comes from four things.
Scope split. A project that is mostly joinery — wardrobes, kitchen, TV units — costs very differently from one involving civil changes, flooring replacement or full false ceiling. Ask any designer to separate these lines before comparing prices.
Material grade. Core material, hardware brand, laminate versus veneer versus PU, and stone selection move the number more than layout ever will. Hardware alone can swing a kitchen budget by lakhs.
Level of customisation. Standard modular sizes cost less than fully bespoke joinery built to your exact openings. Both are valid choices — they just are not the same price.
